In detail…

The property is accessed via a gate that opens directly into the courtyard area where the main house sits to the right and the annex to the left, or via the driveway which runs to the side and is accessed via a double metal gate.

The main house has a covered terrace which runs the full length of the house. Entry is through the front door which opens into the first of the living spaces. There are two windows to the front and stairs up to the first level.

To the left is a designated bedroom with a window to the front. The present owners use this an a home office. To the right is a bathroom which has a sink set into a vanity unit, a shower, bidet and w.c.

An arch from this living space leads through to the kitchen where there are a range of open cupboards and incorporating a hob, range, fridge freezer and dishwasher all of which are included along with the washer and dryer. The kitchen is a light and airy space with a large utility area off to the side.

The inner hall has a bathroom where the old marble sink from the original home has been incorporated. There is a corner shower cubicle and a w.c.

To the right of the inner hall is a mezzanine area that is utilized by the present owners as an additional living space but would be used as a snug, reading or hobby area.

The main living area is at the far end of the house. This is a beautiful space with vaulted, wood lined ceilings with beams and large wood struts. Large patio doors stretch across the front and side, filling this area with natural light from every angle. There is also a long landscape window and an inset decorative stained glass window. The annex is accessed via the front door off the courtyard which opens into the hallway. To the left is the full bathroom and immediately opposite are the two bedrooms with windows to the side overlooking the garden. The main living space is a good sized area providing ample room for a living, dining and kitchen area. The kitchen has open cupboards with a free standing cooker, sink with tap over and a under the counter sink. Two windows look to the courtyard. The ceilings are vaulted and lined with wood beams and struts. A large double patio door is to the front along with a decorative inset stained glass window. There is a large patio area off this space where you can enjoy outside dining while looking over the garden and views.


Outside there is a long driveway where there is space for several cars. The garden to the main house and annex has been carefully planted to ensure that there is privacy to both dwellings. There is also a garden area with raised vegetable beds, plenty of fruit trees and a number of independent sitting areas. The sitting areas have been designed with the intent of making the best use of the sun and shade in the garden.


The property is located near to the village of Sapeiros which is in the municipality of Alfeizerão. There is a lovely café only a four minute drive, or twenty minute walk away. They serve lovely fresh bread daily along with lots of treats and luscious cups of fresh coffee.

One of the most popular bakeries in the area is also close by. Atelier Doce produces magnificent occasion cakes and serves the best donuts in the area (in our opinion). They have recently opened a café so a lovely spot to enjoy a fresh coffee and a treat and leave with some fresh baked goods for later.

The main village of Alfeizerão is an 8 minute drive and here you will find, cafés, restaurants, pharmacy, mini-markets, bank, shops and everything you would expect from a small village.

São Martinho do Porto and the beaches are 10 minutes away by car and the main town of Caldas da Rainha is 20 minutes away and Alcobaça 15 minutes away.
