In Detail

This modern and recently constructed property was conceived out of 3 main desires: Quality, Luminosity and Flow.

Firstly the house sits on a generous plot of land with large stepping stones leading to the front entrance, the house which is well set back from the road appears to float above the garden which is mainly laid to lawn with some ornamental planting and a signature centuries old olive tree.

Enter the long calçada driveway via automatic gates with video intercom. The drive sweeps past the house on the left side and leads to a very generous covered parking area large enough for 4 vehicles with more space available on the rear courtyard.

The pedestrian entrance leads you up the steps to the front double door sized entrance. To one side you have a large pillar faced with hand cut stone.

There is a large patio area to one side with ample space for a table and chairs and this is the perfect place to enjoy easterly views over the countryside and to the Serra do Montejunto range.

Enter the house directly into the large hallway. The outside pillar is replicated on one wall of the hallway naturally introducing you from the outside to inside. Light floods into this area making it bright, warm and welcoming.

To the right side is a complete wall of custom made floor to ceiling cupboards giving clean lines and ample storage.

Continuing down this inner hallway there is a guest cloakroom to the left side having a toilet and hand basin with vanity unit and mirror.

The final room on this hallway is currently used as a hobby room but could easily be used as a spare bedroom or an office .It is only for you to imagine.

This room also features a natural light well which can be opened and closed.

Returning to the entrance hall there are 2 wings off this area. To the right is the bedroom wing and to the left is the social area which begins with a very large L shaped open area incorporating the lounge and dining area and kitchen.

The whole floor area is tiled and the lounge/diner has 3 huge floor to ceiling sliding doors that allow lots of light to flood into the social area and lead directly outside to the front balcony where the dining can flow freely from inside to outside.

The dining area currently has a table that seats 8 people however the room is of such proportion that it would accommodate 10 or 12 people comfortably.

The kitchen is again hand crafted and consists of,on one side, floor to ceiling cupboards housing a built-in microwave and clever storage.

The back wall has base drawer units either side of an extra wide oven with a matching induction hob above and a marble splash back from counter height to ceiling. The extractor hood also has a matching marble front.

On the outside wall there are base units with integrated dish washer and finally a large island unit in a complimentary wood finish with storage and wine rack. All of the countertops are in stone.

Just off the kitchen is a large pantry / laundry/ machine room which houses the central (underfloor) heating system. Hot water exchanger Refrigerator and an indoor BBQ With lots of room to spare.

At the rear is a door for direct access to the rear courtyard and parking area which is really handy when returning with a heavy load of shopping.

The whole of this wing i.e. the social areas are fully tiled and have individually zoned underfloor heating. The heat pump is also housed just outside the rear entrance.

Both the driveway and rear courtyard are in Calçada

a white cobblestone with a darker decorative edge.

The rear courtyard consists of a covered open carport which can house 3 or 4 cars At the rear of this is a work-shop /storeroom which will also house the heating for the annexe. It has electricity and water.

To the right side of this is a further annexe which is currently laid out as follows

Door access into the lounge area which already has the first stages of fittings for electrics, communications and t.v.

A good sized bathroom again with all preliminary fixings already in place and to the right a bedroom with all fittings.

The whole of the annexe has been insulated to the same standard as the house and it will be plastered completely prior to exchange.

The owner has left it at that stage so that the buyer can configure and finish to the standard they require.

There is ample room for a good sized swimming pool if required and there is further land to the side of the courtyard and the rear of the annexe for perhaps a private garden.
